Hi, Very good question. First, do note that vacation rentals can only be done in areas zoned for it. You can't do it everywhere. Now is the time to purchase. The benefit with this time of year is things start to slow down and typically rates are lower this time of year than during the summer. The only issue with buying later is that none of us have a crystal ball to determine what the federal reserve is going to do with interest rates. There are three different "values" that will appear on the county appraiser's information. Just Market Value is based on the previous years sales of similar properties in the subject's specific neighborhood. This value is adjusted for cost of sale (commissions, fees and taxes) and should be no more than 90% of the home's actual market value and no less than 75%. That being said, there are over 300,000 parcels in polk county and about 16 appraisers who review these values every year. Unfortunately some builders year is almost at end and their special deals will go with that as well.

Schools in Florida are by County. Davenport is in Polk County. Celebration is in Osceola County. The former resort communities along US 27 in Polk County do represent a problem for school. There used to be some cooperation between Polk and Osceola, but no longer as Osceola's schools got too crowded. Unfortunately this is what can happen when short term rental communities fill up with full time families. ... more

This home looks like it was already auctioned off as a foreclosure, but nobody bid so the bank automatically won the auction. In this case, instead of placing the home on the market which is common in many areas, the bank decided to auction it off online as a bank-owned property.

Unfortunately, there is no other way to purchase the property than to wait for the online auction and pay cash for it.
