This place is about 16 miles away from Redwood Christian. Roughly 25 minutes driving depending on traffic on the 580 freeway.

Not necessarily. The amount of short sales may also have to do with the large amount of loan modifications getting denied all over the country.

There are several companies who had deals with Fannie Mae insuring a guarantee of 80% of the original value once the companies have reached a certain loss point.

This has been one of the reasons we have started to see more foreclosure sales in the past few months. Many of these homes have notices of default already filed but have been on waiting lists for 8,9 & 12 months to get modified.

there actually are programs now for home owners who are unemployed and on unemployment.
if their first loan is below $729950 they may qualify for a hamp loan mod as well as getting help with a few months of payments.
California is considered the hardest hit and you may be able to get help for free if you are unemployed. I believe you get a few months of mortgage payments.

I know the word is out there not to pay for help however some home owners do not know what is a good offer and what to do when the lender will not help them.

making home affordable .gov is an exellent resource.

I am an realtor as well as a legal assistant. I work for an Attorney / Broker. I believe Pleasanton as well as other cities will see more foreclosures.

I help home owners who are facing a hardship and whos homes are underwater. I have clients in Livermore Pleasanton that cant afford their payments and will foreclose if they dont modify their loans.

If Pleasanton is on the up I believe that is artificial. With so many short sales here we are actually bringing prices back down. Up, from Where???

I remember times during mid-nineties when Fremont homes were valued higher than Pleasanton because of proximity to hot dot-com jobs and still good schools. I am really curious to see what will happen in high-end Pleasanton market as most of notices of default now occur in that sector. ... more

James Liptak, 2009 CAR President, issued a brief article on July 7, 2009 which can be found on CAR.org.

Property profiles can again be provided by title companies.

The two title companies that I use most often are providing me with the information. You may want to speak with the branch manager of the company you are using and reference the information found on CAR.org.

I find this site to be totally worthless . The respones are from sales people ( realtors) tyring to keep the fuel in the fire. Pleasanton is a nice community but is not worth the prices the realtors want you to beleive. This market is not like any other market conidtion we hav escence. Prices need to drop by 30% to get to a minimum real;ty check - in soem caes even more. and by the way they are . Check Paragon for the facts. Those who are spending more will be in short sales in 12- 18 months from now. Get rea and stop paying these high prices. ... more

In general the condo market in the Pleasanton area is under a lot of pressure from hundreds of new units coming on the market across the 580 freeway in Dublin.
