I am a Real Estate Broker living in Ruby Hill and I know that there are many residents that commute to the South Bay from here. As you probably know, there is a toll lane that was added a few years ago on 680 going south so that has been helpful.

Commute can be a challenge on any freeway in the morning. I think 680 is still a better commute than 580 which I find always worse going west.

You should take a drive in the morning a few times and see if you are comfortable with the commute.

I can tell you that Ruby Hill is an awesome community and we have been living here since 2006. This is a very family orientated community and we have made many friends since we have been here.

Let me know if you are interested in seeing any homes. As of today there are 12 active homes listed in Ruby Hill ranging from$1,849,000 - $4,750,000.

Mdewaikar, The precise tax rates is difficult to pine point because it can vary depending on the specific location, community, how new the development is as well as any other assessments. To get specific/precise tax details for a home in Contra Costa County and Alameda county, you can go to their tax assessors website:

For Contra Costa county, you can go to:

For Alameda County, you can go to:

Go to Account lookup or Lookup Taxes. You will find the actual tax bill which breaks down what is being charged and for what reason.

Good luck, Al Pacheco

Pleasanton, in fact the Tri Valley area, is a wonderful place to live. It's more expensive then Antioch, though!

I would suggest that you work with a local realtor to help you. Good luck! ... more

If you own a pool, you will decrease the number of prospective buyers by 50%. additionally, as Doug pointed out, fiberglass pools are generally viewed as a liability instead of an asset. You need to ask yourself if you are (1) willing to continue paying for monthly maintenance on a (2) feature that adds no value to your home, (3) will decrease the likelihood of getting a competitive offer when you sell AND (4) provides a real safety risk for your children ... ... more

Tri-Valley has excellent schools! Most people move here from other parts of the bay especially for the school district. You can take the bart and reach San Francisco is just around 40 mins. Your biggest challenge will be the commute to Mountain View but that also depends on the time. If you don't have flexible hours then I would seriously consider Fremont. ... more

This is a real estate forum, however your question is an insurance specific. The responses you will receive here will not be reliable including mine. Insurance companies generally rely on a software program to determine approximate cost of replacement. I can tell you that it will be roughly around $180-$200 per square foot but ideally it depends on the specific house. If you need to reach out to a good honest insurance agent, call me and I will make an introduction to a great local insurance agent.

You might consider Dublin as well. School scores are high, plus it's an easy commute to Pleasanton.

Kim would be more than happy to speak with you. She needs to know as a Store Mgr for Safeway. And correct that. Customer Service is responsible and the ads arrive from Tracy(D/C) or the NorCal office.

The older one's are forgotten to be taken down sometimes, and they will appologize, when I go in I travel all they way from East Dublin as our Family loves this new location. Now with fuel AND a drive through S-Bux, I mean it's there or West Livem. to get that type of service, I mean....where else can we PLUG IN OUR VOLT and shop? Really.

Oh, btw, be SURE and try the new app for JUST FOR YOU and you will be happier and get the savings plus some. NO, i don't work for Safeway, just a happier shopper once I understood it all and got use to the Just 4 U program.

Was scared and confused at first, but now I even get some free products every other month or so.

Hi Thomas,

If you click on the link located below it will take you to a real-time “Pleasanton to San Francisco” Google map that estimates this commute with current traffic, which may or may not reflect reality based on when you actually start your commute:

Now, assuming you have a specific day/time in mind you can also obtain a historical estimate of commute time; here’s how:

1) In the upper right hand corner of the map Click "Traffic".
2) In the bottom left hand corner Click the "change" link right next to where it says "Live Traffic".
3) Next Click the "Traffic at day and time" button and set the day & time you want to check for your likely commute time.

I would take the "stress-free" option -- BART!

Carpooling has its advantages and disadvantages; however, if interested, you can check out the Carpool matching service under the “Go Green” link at the top of the website.

I am working with a client who is looking for homes in San Ramon in the $800K-1 Mil range. He found a house listed for $820K that he really liked. When I called the listing agent to let him know I was sending an offer, I was informed that he had 20 offers most of them over asking price.

So, as you can see, multiple offers are back and buyers are finding it difficult to find the right house because inventory is not as much as you may seem to think. Buyers tell me all the time that they hear it is a buyers market. They think they can go for a lot lower than asking price on their offer. But believe me, if it a well maintained house in a good location, everyone wants it and it sells with multiple offers.

Doug Buenz & The 680 Group answered:
If you figure 1.2% per year you will be pretty close most of the time. Therefore, if you buy an $800,000 house, your property taxes will likely be around $800 per month. $1,000,000 will be around $1000 per month, etc.

Some areas like Windemere have an additional tax assessment, so be sure to ask about specific neighborhoods.

Good luck!
