Yes you do qualify now for a new program for FHA by HUD for people with a BK you just need 12 months from the date of the Bankruptcy, short sale or foreclosure.

The U.S. Department of Housing and Urban Development (HUD) recently announced the “Back to Work – Extenuating Circumstances” program, aimed to help people who have lost their home through foreclosure, short sale or bankruptcy. HUD has reduced the previously required minimum of 36 months to 12 months before they may be able to finance another home, given that they meet HUD’s minimum eligibility requirements. ... more

Artie,

Keep in mind that you are talking about two different events. They are linked but they are separate.

One is the reporting of the forgiveness of debt done to the IRS by your lender.

The second event is the possible liability for the payment of income tax on the forgiven debt. You may or may not be liable for payment of any taxes on this forgiven debt. Your bankruptcy attorney or qualified tax professional is the person to whom you should direct your questions.

Good afternoon, we are Liu Management Services at 5506 Sunol Boulevard Suite 200 Pleasanton, California 94566. We have been managing properties in the Bay Area since 2002. We scrutinize the tenants (identity check, credit check, personal interview) and handle all maintenance calls. The rentals that we manage have exceptionally high performing contracts and very happy tenants due to the fact that we answer our phones and address any issues, problems or concerns. Therefore, the tenants tend to rent for longer terms. We take the brain damage out of being an investment property owner. call me today for a free assessment. The townhome in question - with this "bedroom" - is being listed as a 3 br - I think it is fraudulent, it should actually qualify as a 2 Br townhome only.

Infact, it does not have a window - but a Vent Window (you would need a ladder to exit). does not have 4 walls (the rear is more like a ledge). It does have a large walk in closet and attached bath.

Wouldn't County records reflect the actual house configuration correctly - or can one modify the county records without getting house inspected ?

Thanks,

Kim would be more than happy to speak with you. She needs to know as a Store Mgr for Safeway. And correct that. Customer Service is responsible and the ads arrive from Tracy(D/C) or the NorCal office.

The older one's are forgotten to be taken down sometimes, and they will appologize, when I go in I travel all they way from East Dublin as our Family loves this new location. Now with fuel AND a drive through S-Bux, I mean it's there or West Livem. to get that type of service, I mean....where else can we PLUG IN OUR VOLT and shop? Really.

Oh, btw, be SURE and try the new app for JUST FOR YOU and you will be happier and get the savings plus some. NO, i don't work for Safeway, just a happier shopper once I understood it all and got use to the Just 4 U program.

Was scared and confused at first, but now I even get some free products every other month or so.

In my opinion there is no benefit to the buyer by using the seller's agent. It is unwise to make long term decisions based on a few thousand dollars, especially when making decisions involving hundreds of thousands of dollars.

Ashok - the main question is whether you can approved without having rec'd a paycheck, and as Darren pointed out below, is there continuity of employment with your job change?

What I can confirm is you won't pay a higher rate due to your situation, UNLESS your scenario appears your purchasing a rental property (doubtful)....

And the only way you'll be able to get approved without showing the lender a paycheck during escrow is if your new employment contract is guaranteed and irrevocable (also doubtful)..

Let me know if I can be a further resource for you!

Best of luck, Jeff

John Juarez answered:
After going into contract to buy your house completion of the contract and the close of the sale were “contingent” upon the buyer’s satisfaction with the condition of the property. Within the contingency period, the buyer can cancel (terminate) the purchase for any reason of dissatisfaction. I would have expected that the buyer would have expressed their dissatisfaction but, if not, ask. No reason they should not tell you.

As Carl said, it is best to move on to a more committed buyer. In the current market, you should not have trouble finding one.
