Pleasant Valley is a nice area on the North side of Happy Valley. Hilly in most spots the area has seen newer construction in the past 5 years or so. Some areas give you great views of Mt Hood and the surrounding valleys. larger acreage pieces are common and fields along with new construction on 5k SF lots. Price range is higher than other areas but not absurd. Newer housing in the high 300's up is common. Downfall is it is out of the way for most people. Not near downtown, out of the loop to really get anywhere but not too bad. Older homes still abound, animals grazing etc. ... more
