Phase 2 will have senior housing which should be built by 2016. It's a 199 unit complex and will have it's own pool/spa observation deck and theater. Some of the other properties being built are luxury homes priced up to the Millions. However, it is my understand that there will be an affordable housing part of the project as well. Phase I was completed in the mid 2000s. The Reserve has been completed with TMZ and other commercial properties. The Runway now under construction is scheduled to be completed late 2014. Question asked 2011 and this is 2013. The market has changed in Playa Vista and the Westside in general. Now the majority of sales are standard sale. Currently on the market there are very few short sales. The property values as well have increased in Playa Vista. Playa Vista is the newest PUD development on the Westside. A LEEDS friendly community. Phases I constructed in mid 2000s. Now there is new development, the Runway. Projected to be completed in 2014. Runway will have new LEEDS friendly residential and commercial properties.

Play Vista is a Planned Unit Development. There are condominiums, townhouses and single family homes. Like any condominium complex the number of units will vary. I would suggest that you visit the community. To judge the noisy level in complexes visit a few Open Houses. Playa Vista is a upscale community but noisy level will be based on the individual.

There are many disclosures for new homeowners in the City of Los Angeles. Playa Vista, being constructed on wetland marsh area is no different. It is my understanding that the issues that were of concern during building were mitigated by earthquake engineers when Playa Vista was constructed,however this should be checked and verified.

Unfortunately we, as Realtors are not specialists in the field of Engineering or Geology, so we can only speculate on what it might mean. I recommend you contact a specialist in the field so that your question can be properly answered. Realtors, in their desire to help clients, have gotten into legal issues for presenting information that only a specialist in the field is qualified to give.

Whenever you sign a "disclosure" the owner is letting you know of a fact as it relates to the property in question so that you are fully informed. It is in your best interest to satisfy yourself in all areas of concern regarding a property.....before purchase.

I plan on living in WLA max 3 years and would hate to have a place that lingers on the market 4 months. It tells me that things are over market if a great model has been on the market that long, also lots of foreclosures still coming up? How stable is that market? ... more

Developers understand that having a vacant lot does not help their revenue. They have to pay taxes and maintain it. On the other hand if they begin to build they can get less expensive builders because there are fewer jobs and workers are willing to work for less. With that said the building costs are reduced and so are the prices, hence the margins are smaller too. Small profit is better than no profit and better than an expense.

The Playa Vista Development has a lot of offer in terms of "quality of Life" that you might not find in other areas.
The proximity to Marina Del Rey,area beaches and recreation, the development itself hosts events for residents, as well as the community health club etc. I have yet to meet a resident who does not love living in Playa. Ginger, Playa Vista Development was the first one since the past 40 years in Los Angeles. It is a city within the city. They have foot patrolls as well as motorized patroll inside the Development. Safe is a personal level, I show properties there on a regular basis. I see children with parents and or nannies walking in the park like setting.
