Check to see how high the home is built in relation to other homes. Some subdivisions you can clearly see that some homes were built higher and that can be becasue the builder realized there were flooding issues during construction.

Ask your buyer's agent about back up offer options. In Florida, we have a Florida Association of Realtors Short Sale Addendum. The buyer and seller can either agree not to accept back up offers or to accept back up offers.

If a back up offer is accepted the primary buyer cannot be kicked out of their place. The back up offer can only 'get their turn' if the primary buyer defaults or cancels the contract.

If a buyer signs a Kick Out Clause' a seller can accept another contract and, depending upon the terms, give the primary buyer the opportunity to 'step up to the plate' and match or beat the terms or allow the new buyer to take the contract.

In Florida we have the option to either accept or not accept back up contracts on a short sale and to accept or not accept a Kick Out Clause.

Talk to your buyer's agent. You may have the same options in your state. Your buyer's agent has the solutions to give you peace of mind and protect your best interests.
