Unfortunately, most agencies will not run a quick title search to check for liens before listing a home. They go by what the seller tells them. When I deal with a listing that I know on the front end is a short sale, we not only have it listed that way by the agents, but we run a quick search to see the extent of liens beyond the obvious first mortgage....this prepares us better for the negotiations understanding all that is involved. Also - I think the burden of due diligence will fall on you to make sure the home you are looking at has clear title. I will always inform buyers or renters interested in an area regarding crime to contact the local police department. You can then ask specific questions regarding crime in any area. I have listed,sold and rented properties in the west end and willow ave area of north plainfield. I have personally found the area to be lovely tree lined streets an area desired by many buyers and renters. I hope this help you.

If the home is not currently listed with a realtor, you can go directly to the bank but it had better be an all cash, 'as is' offer, which is what many builders; do who are snapping them up. If you want to go to the bank because there is another offer in play, your realtor can do that for you but again., you need a really strong offer. If you need to get a mortgage you really need the services of a realtor OR a lawyer who specializes in short sales. I can direct you to an attorney if you want to call me.
