I’m looking for a new home. My first home had paranormal activity that began a year after I moved in. Later, I learned from a neighbor, that prior to my purchase it had been owned by 4 other couples within a 10 year span, all had experienced the same type of activities, taking a toll on their marriages, just as it did mine. There are lots of expenses in involved in buying and selling a house. Yes, if you sell for more than you paid... you'll have a "technical profit", but be aware there are closing costs that could easily eat-up some of those profits. In the 3-5 years, you'd be paying off a touch of the principle on the loan, and hopefully, the value of your home will have risen.

While you'd have the house for sale, you'd continue to live in the house until the actual closing date. In the meanwhile, if you plan on buying another property... you'd schedule the closing of the new house for the same day, just after you sell the first house, and move directly from one, to the other.

Well being from a not so great neighborhood - born and raised in Arlington / Southside / Mt. Oliver area - i can say that when i was in middle school my parents moved me out of that area into Baldwin, where my schoolmates where cruel and the only friends I made where the only 3 people not to judge me about being a little white girl from the hood. are truly still to this day, my bestfriend's when i turned 18 i moved out and back over to Arlington- i never had any issues and i felt more safe in Arlington than i ever did in Baldwin with their little wanna-be thugs are out running around and the people care way to much about making sure their child has the newest Audi on their 16th birthday - BUT now that i am a mother myself the schools in Baldwin / Whitehall / Bethel Park are literally worth the headache of neighborhood drama - whereas the city schools are pathetic - i have seen wonderful people in both neighborhoods - i just go off of the schools, and the city schools i put at blame for the rapid decline of the city itself - how can we offer a future to these kids growing up - if the teachers dont care (not that all of them dont care) nothing is being done to improve the city schools so the graduating straight A students in the city schools have the same level of education as a core B student in Baldwin. so it really is what you're looking for ... more

Please read BBB reviews on S&A longer building in Pittsburgh. Tried to build a new house with them....the workmanship was terrible...The stone work was put up by immigrants with no training. Had a qualified masonry look at work....he was appaled.
Estimated to remove and replace would be over $10.000! The beams in loft were showing through plaster - wanted me to sign a release that they would patch but it would look terrible or I would have to leave as is???? On a $300.000+ home. Outside porch railing had 2 foot gap, they kept on promising to fix this hazard and 4 months later never did....reported to Collier township building inspector and they were cited!
Friend built with Ryan and cracks were in her bedroom and living room ceiling cracked across the entire ceiling.
My view is neither a reputable....years ago S&A homes built a nice custom home....they got too big too fast. To me custom means they have their own quality craftsman....S&A hires unqualified lost bidders. Their homes are out of my purchase....and they had nerve to refuse to return hand money!!! Thank goodness my wonderful realtor John, finally negotiated its return! Run away from both builders....nobody takes pride in their work and use the cheapest building material. Good luck!

Have you taken photos of your apartment? If not, take out your cellphone or camera and start taking pictures of everything (kitchen, bathroom, radiator, walls, windows, closets, etc.). This way if anything gets damaged, your photos are date and time stamped and will prove that the damage is not caused by you. If you have not moved all of your stuff out yet, you need to contact the landlord or leasing agent and explain that you are concerned about theft and will threaten a lawsuit against them. ... more

I've got about 10 friends (I'm in NYC) here who are agents. They all say you should be full time to make a living out of it. With that said, 2 of them are still part-time and they say there are some firms like Mont Sky which are lenient about you having a second job.

For your second question, I believe it's very rare to just hand out sale listings here in the city as they're obviously very valuable. Mont Sky does seem to do that, but with management oversight.

Listings seem like an obviously way to kickstart your business --- aren't open houses just a way for Realtors to meet clients?
