The true question is what is the properties highest and best use. While prior performance is an indicator of future performance it is not the only factor. For example, a television repair shop on a corner does $50,000 in profit per year, so its value can be calculated as a multiple of it's earnings.
then there is a big announcement that a new factory is going in next door to the television repair shop. Is the best use of that location still a repair shop? Wouldn't a sandwich shop or a co0nvenience store be more valuable there? Would you sell it based on it performance as a repair shop, or would you sell it for its value as a sandwich shop?
The value in your property is in what can be built there and how profitable the new endeavor will be.

You can get Gas powered HVAC units. They tend to be larger capacity and used mostly in commercial applications, but they are available.

There are many variable in the cost of siding, not the least of which is the type and quality of siding you chose. I suggest going to your nearest home improvement store to see and feel the differences in quality and to gage the difference in cost. Then seek out two or three reputable contractors to provide you with bids. The more educated you are, the less it will cost. ... more
