I think you will find in today's market that if rental or rent to own is an option, the listing agent will be the first to suggest this. Especially if the house has been sitting for a while. I recently had a house the owners did not have to sell. They had other homes around the country. But they purchased the house new during the height of the market and just could not bring themselves to take less than they had paid for the house; what the current market called for. So after we marketed the house for about a year, we decided to rent and had it rented within 3 weeks.

The client was happy as their mortgage was being covered and the renter was happy as they were in a wait and see attitude regarding the market and got to live in a nice new house without having to buy it...yet.

Did you purchase a home for $190K ? How was home purchased lease purchase? or thru a lender?

If you have a loan $152K is there tax benefits for you pay off early confer with CPA.

IF you pay off $152K with approx. $40K remaining confirm with your monthly pay is adjusted.
