No you do not have a right to be livid. Lance provides great insight to you below. The listing agent may also be attempting to pick up additional business by holding the open house. Statistically speaking only 2% of homes are sold by open houses. Most are done for marketing and advertising the property...and for the agent to pick up new clients. As long as the MLS status hasn't changed you're fine.

You should be thankful your agent let you know they aren't comfortable in short sales. Meanwhile it certainly won't hurt to let the listing agent know you are interested if the current deal falls apart. 5 weeks isn't a very long time to process a short sale.

Sure your mortgage broker probably does close short sales all the time - but they cannot do anything without having the seller's lender approve the short sale in writing. This process can take 3 - 6 months,although rarely does it take me longer than 90 days to have one approved.

Call another agent to get a full printout of MLS data showing the addresses of homes recently sold in which the buyer's agent represented the buyers. From there, just make phone calls and/or go knock on the door to ask.

You can ask the agent for past clients to contact, but you're going to get the "favorite client" list from them. Taking matters into your own hands will ensure you have solid representation.

There were 2 properties recently that were up for bid in a public auction by a professional firm. One was a residential property in Rancho Nipomo and the other was in Shell Beach. It is my understanding the neither property reached the minimum bid amount. If you would like to be notified if these or any others are up for bid let me now and I would be happy to email them to you.
If you are inquiring as to the auction of foreclosed properties on the court house steps they are of public record and information can be found easily on future properties. Many of these properties owe more than the property is worth so the minimum bid is beyond the value.

Hi Christine,
Have you visited the area recently? There are several neighborhoods that each have their own benefits. You may have seen the community in the heart of Shell Beach that has mostly cute beach bungalows built in mid-century. Several homeowners in that area have improved their property to modern 2 story homes with roof decks to optimize the ocean views. Further north is an area called Palisades where you will find a variety of larger homes built in the mid 1980's that were built to optimize the ocean views. In the same area you will find scattered multi-million dollar homes, especially in "The Bluffs". There are the newer constructiion developments on the east side of the freeway that have had some serious price reductions because of the traffic noise from the freeway. Premium real estate...your choice!
I feel that Shell Beach is an area of the Central Coast that would be considered premium because it is located in an area of the coast that tends to be protected from prevailing north winds. It is a quaint seaside town with cute restaurants and shops. People enjoy kayaking and surfing on the couple "locals-only " beaches ...tell you more later :-) I feel a sense of community when in the area. The tourists tend to stay mostly in the downtown Pismo Beach district.
