Lease to own is not selling it. It is renting it with a hope they buy in the future. The best way to sell it is to do it right. there are listing agents who are well qualified to work with these types of homes. You may not even need to owner finance in this market. There is no substitute for hiring an agent to represent you. And best of all if you hire an agent they will most likely be paid by the agent who is listing the house. If it’s not going to cost you anything why wouldn’t you hire a local expert? Your agent will be able to retrieve sales histories of all doublewides that have sold for the last 10 years and help you determine a market value.
On your own you would want to start by visiting the property. The listing agent will be happy to show it to you. However we are bound by law and ethics to get the best price for our clients. So the listing agent will not be a good person to make pricing recommendations.
Once you have viewed the property pay a visit to the town hall. There they will be able to tell you the tax assessed value of the property. Most homes sell in the ball park of their assessed value. You can also ask for a sales history on that property.
While you are at the town hall go to the code enforcement office and get a copy of everything they have on the property.
Next you will want to go to your county registry of deeds. There you will be able to determine if there are any mortgages owed on the property. In some cases you will be able to determine the original loan amount and date. You can then guestimate the remaining balance. You may also learn that the land or land and trailer were left to the owner by a diseased relative. This information would be useful in determining an offer.
Finally you’ll need to find examples of similar properties. You will have a hard time finding data on sold properties, but you can find something similar on Trulia that is currently on the market. If you find something similar with an asking price of lower than 90K you could offer that.

Crystal, the easiest way is to call the listing agent or ANY Realtor to look to see if the property is still active and available. If you have an address, it is more helpful, but we can run an IDX search with minimal information and let you know about ANY home that is MLS listed in that town by price alone, if need be. It depends on your purpose... If you want the sign to generate Buyer calls (as most REALTORS® do), putting a price usually disqualifies a lot of the potential callers. That's why you rarely see a price on property fiyers.

If you want to limit the calls to just those who can pay that price and think it is reasonable, go ahead and post it.

You'll still get calls that make you wonder why they called. Welcome to the Marketplace.
