Because the economy is not as good as the media and President Obama says it is. There are about 600-800 homes listed in the tight Pinehurst area and it is a Buyers market! Banks are holding back many foreclosures and trickling them out on the market to minimize their loses.

If you are considering moving to Pinehurst, you will find the property taxes to be a very low versus most other areas of the country. Property tax rates tend to be hundreds of dollars a month, not thousands as you will find "up north".

Moore County General Property Tax per $1,000
0.455 Plus .02 for 911 service Plus .28 for Village of Pinehurst Plus .084 for fire district

Thus taxes are .830 per thousand of assessed value. This would be about $315 per month for a $450,000 home!!

Utilities are too specific to life style choices and other variable to estimate. Keep in mind we tend to spend more on cooling than for heating our homes.

HOA is unique to each "community" within PInehurst. First of all, you will only find HOA fees in gated communities or condo/townhome developments. Much of Pinehurst residents pay no HOA fees. HOA fees, where applicable, often cover the maintenance roads and the gate of the gated community. A good general amount for a basic HOA is roughly $100 monthly.

Water front properties are very unique in this area. In Pinehurst there is no shortage of golf front properties, thus the premium is fairly modest. However water front properties are quite scarce. I find that the price per sq. ft. statistic is fairly useless when considering water front homes. There is little consistency property to property. Water front homes are scarce as are water front lots. Then one must consider the quality of the water frontage: do you have a long vast vista or a peak of a small cove? Is the water a usable lake or simply a pond or "water hazard"?

Virtually none of the water front homes are of recent construction, the homes condition can be quite variable. Has the home been updated; baths, kitchens?

Currently there are 34 water front homes listed for sale in Pinehurst. These homes are scattered across six or more neighborhoods, some gated some not. The price range is $235,000 to $1,895,000 with an average price of $665,000. A $200 per sq. ft is not a bad estimate of cost, but this measure has it's limitations.

Water front lots? Currently there are 21 listed: price range $59,000 to $625,000 with an average of $180,000 to $200,000.

There are marvelous water front properties in the Village of Pinehurst, but you will pay a significant premium to own one. I believe the water front property is more expensive than a similar home in the Historical District of the Village of Pinehurst.

Despite it's size the Village has world class healthcare: First Health of the Carolinas Check it out!

Amenities? The Village and surrounding area boast over 40+ championship golf courses, numerous USTA tennis facilities, lawn bowling, internationally renown croquet teams, beach club, spa, fine dining at chef owned restaurants.

Safety: Pinehurst has been named the safest city in North Carolina. We take much pride in this.

Small town charm. Everyone is pleasant, eager to meet new friends and neighbors. You quickly become known to the community and you know them. You will know your neighbors, grocers, store keepers and most all service providers and they will know you.

Climate: Our golf courses are open 12 months a year. It seldom gets cold, or snows. When the temperature does drop, it doesn't stay cold for long durations. January & February are the coldest months, but spring usually arrives by mid March.

Pinehurst hosted the US Men's & Women's Opens in June 2014. In support of this event the local real estate firms offered rentals in and around the Village for the event. These short term US Open rentals were often posted to our local MLS. Various web based providers of real estate info picked up these rentals and displayed them as homes for sale.

The $30,000 was likely a two week rental rate for the US Opens, NOT a sales price.

This is just my opinion, but I think it's a simple supply / demand situation. The 1970's and 1980's brought tremendous growth to Pinehurst, in a relatively short period of time. Retirees, or soon to be retirees flocked into the area. Fast forward 30-40 years, and those houses are now coming onto the market faster then the market can absorb them. Trulia says there are 917 homes on the market in the Pinehurst zip code (so not counting SoPi or other surrounding communities). That's a very large number of mostly single family homes. There is also a very large "ghost inventory" of homes that people tried to sell during the downturn but couldn't, that are now waiting to come back onto the market as conditions improve.

Fortunately, 11,000 people per day are retiring in the US these days, seven days per week. We just need our fair share of them to choose Pinehurst as their retirement spot, and the supply / demand situation will sort itself out pretty quickly.
