This home is located in Ibis Golf & Country Club. There is a mandatory annual membership equity requirement as well as monthly HOA, annual dues and capital dues. The minimum membership equity is $40,000.

Tell the agent what you're looking for in a house - how many bedrooms and baths, amenities, what city/cities you interested in -- and give your agent a realistic price range.

For example, a home similar to the one you inquired about, is likely to cost at least $250,000 or more. However, your real estate agent in Fort Lauderdale will be able to locate listings for you that are 1) currently available and 2) priced realistically for today's market.

Once you have that information, you will be able to decide whether or not the homes are worthwhile for you.

$1200 per year per membership reconciled quarterly on member statements dated 1-31, 4-30, 7-31 and 10-31.

There is a Capital Improvement Plan assessment of $159/month starting June 2013 for ten years. Improvements include a Clubhouse Grille with golf views, Casual bar and lounge with veranda, multi-purpose cultural activities room, multiple card and game rooms, new fine dining venue with intimate bar, expanded ballroom, pool additions, 2-story 15,000 sq ft fitness facility offering training rooms for Pilates, spinning, yoga, physical therapy and more, additional landscaping and casual bistro dining poolside.

The property you are inquiring about is a condominium and is located in Ibis Golf and Country Club in West Palm Beach. Ibis is a tremendous facility but is a private equity club with significant fees. They have 4 different levels of membership with initiation fees starting at $40,000 for the Social Sports Membership up to $80,000 for a Premier Golf Membership. Annual dues start at $4,843 and go up to over $11,000 depending on membership classification.

Like most private clubs Ibis is struggling with higher real estate inventory that the overall market. Baby boomers are not as interested in golf as the central focus of their lifestyle and all clubs are positioning themselves with various ideas to attract younger members. It is an excellent time to buy for those interested in a private club as there are many very motivated sellers out there.

The best thing you can do in today's active market is clearly define your housing objectives and determine what areas will meet your needs. Inventory levels are very low and finding homes is a much more difficult task than it was a few months ago. With each and every property you are finding as a potential buyer here and there, you will have similar questions, other kinds of concerns etc. etc., what do the assessment fees include, who maintains what, sometimes you wonder about the taxes etc. etc. If you are in the market to buy a property I strongly suggest you do work with a local experienced Realtor, ONE, you trust and who understands what you are looking for, your buyers agent will represent you and your interests and get you all your questions answered and provide your with all details to a property before even making an offer.

Buyers agents when the home is listed with another brokerage is paid at the closing by the Seller's side, which means the services of a buyers agent to you the buyer are free EXCEPT THAT YOUR LOYALTY AND COMMITMENT TO ONE REALTOR YOUR BUYERS AGENT IS REQUIRED FROM YOU so that the buyers agent can also 100 % commit to YOU.
