Hi Whitney,

The best thing to do when looking for a rental is to contact a property management company to help you along the way. EMS realty is a great one. This way they can help you locate a property and sign a lease. Its nice to have someone on your side of the deal looking out for your best interests!

Good Luck!

As you are seeing, this is not a question that can be legally answered by your Realtor. Have you realtor send you a buyer's advisory and you can look up the information on line. Good luck and let me know if we can help further. ... more

Hello Doug & Angie
You may not be aware, Arizona is one of the leading states in Charter schools.
A charter school is like a privatized public school. Just north of TMC is the Catalina Foothills, one of the most desireable districts in Pima County.
There is also the top nationally ranked Basis School. Nearby is Oro Valley with a second Basis school and many top schools. You can see from this answer & the others that there are many good options in Tucson.
I am a 21 year resident, relocated from the East coast. I have 2 teenagers, born here, still in the school system. I completely understand your concerns & would appreciate the opportunity to earn the chance to work with you.

You may also search crime stats for a specific area as most city's do have a website that gives that detailed information.

Dear Alexia,

Roskruge is a Kidergarten through 8th grade bilingual school at the northeast corner of 3rd Avenue and 6th Street. It is in the West University Historic Neighborhood and it is between the 4th Avenue shopping district and the University of Arizona campus. Tucson High school is nearby, at 6th Street and Euclid Avenue. Properties near the U of A are always in high demand, and they typically sell very quickly. Tucson home prices overall are rising pretty rapidly (especially for anything under $250,000.) and Trulia & Zillow are typically about 6 months behind whatever the current trend happens to be. They are also most accurate when reporting on tract homes, where all the houses are the same age and style. In older neighborhoods, where property age, style, condition, and amenities vary tremendously; you need to be much more thorough to gauge the values the properties.

You're best bet is to find an experienced Realtor who knows the area and takes the time to find out what kind of property works for you. Your Realtor can send you information on properties (including lots of photos) and you should review the properties and let your Realtor know which you like and which you dislike, and why. (Please don't be shy about telling your Realtor things you don't want in a home. It will help the Realtor hone in on the right properties to send to you, and it will save time that you won't have to spend reviewing properties that are not suitable for you.)

You also need to get pre-approved with a good lender, preferably a mortgage broker. You must be prepared to be decisive and move quickly. The most attractive homes and the well priced foreclosures are selling very rapidly, and often with multiple bids. If you can accept a few cosmetic flaws or a house that needs some updating; you will have more to choose from, and most people do a fair amount of redecorating on home, even if it's just to change the paint color or the flooring.

Good luck with your home search. Tucson is a terrific place to live.

Lourdes,

Above is a link to help guide you with the school search/decision. Unfortunately, I as a Realtor can not guide you but can provide information to make your search easier. Are you currently working with a Realtor, if not, please give me a call or shoot me an email and I would be happy to help you navigate the market.

Do you have a question regarding this listing? Listed at $199k, Rick Sack is the listing agent with Long Realty (have worked a land deal with him before, fantastic agent). This is a land lot & before you even consider land do yourself a favor, talk to a lender first & get pre-approved because obtaining new build construction loan is difficult in today's market.

Let us know if you have a question regarding this land listing.
