To be honest, the amount of time they are deferred probably would be a positive factor in the decision to include or exclude them. However, the fact that you are in Chapter 13 might be a a negative factor in that decision. You can buy a house with FHA financing while you are in Chapter 13 with the trustees permission and re-established credit. The reality is that although it is allowed, many of these do not work out and anyone telling you that it is "no problem" is not being upfront or realistic.
