To be honest, the amount of time they are deferred probably would be a positive factor in the decision to include or exclude them. However, the fact that you are in Chapter 13 might be a a negative factor in that decision. You can buy a house with FHA financing while you are in Chapter 13 with the trustees permission and re-established credit. The reality is that although it is allowed, many of these do not work out and anyone telling you that it is "no problem" is not being upfront or realistic. Let me know if you want me to take a look at it and give you an honest assesment of your chances to buy a house. If it looks possible, I can do a full credit underwriting ahead of time so that you can feel confident in looking at houses that you can achieve the financing.

It's a more complicated process, but can work in some instances.
