Hi there,

Homes in all areas of Rockland County were taking up to a year to sell recently, but suddenly in Orangetown homes have started to "fly off the shelf" unless they are way overprices. Piermont is in Orangetown and I know when I was recently helping a client purchase a home in that area, if I didn't get to the home the day it was on the market there were several offers on the table already and bidding wars were starting to happen. That being said, each home has its own length of time to sell, but now that it is turning into a sellers market in Orangetown, the southermost and easternmost section of Rockland County, most homes should move within 6 months and much less at times.

The towns you listed are definitely some of the top picks for community's that recognize local artist. The closer you move to New York City (Piermont), homes in general are listed at a higher in price. The same is said for homes close to Metro North (Garrison and Irvington) that can take you into NYC with very little time involved. Now, New Paltz which is a good hour from Piermont (60 miles north on the NYS Thruway) is wonderful as long as the distance is a non issue. Finding a home under $400,000 is obtainable. With today's mortgage rates and First time home buyer incentives there are many options for you. I have extensive knowledge of the Rivertown communities in Rockland County.
