Good credit and no money down leaves you with several options. Your payment is going to be dependent on what type of loan you qualify for, and when you make the move. Interest rates change, and they've recently started climbing. They're expected to continue upward through 2017, so the sooner you act, the better.

USDA eligible homes are located in rural areas (not necessarily in the country, smaller towns often qualify) and USDA mortgages are no money down options.

If you are a veteran, a VA loan can get you into a property with no money down.

If you are a teacher, firefighter, police officer, EMT, nurse, or doctor, SC also has down payment assistance programs available for a short period of time in early spring. Whether that down payment assistance has to be paid back is dependent on your income and how long you stay in the home. To get in on this option, you'd need to find a lender who participates and be looking for a home before the funds become available. They dont last long and are first come first served.

If you need recommendations for great lenders in the area who offer these programs, click on my profile and I'd be happy to get you to the right place!

Listening to tenant prospects that no one is returning their calls or emails, they find out later that the homes are already rented. Completely understand the frustration. Some management companies will offer a Realtor an incentive for showing their rental, you may want to contact a Realtor nearby. If not, homes go really quick, you need to call or email again. ... more
