F1 OPT (Optional Practical Training) student visas can get a home mortgage. A friend is in the lending business and his lender can provide home mortgage for F1 OPT visa holders.

And like you said, your US-based salary is needed to qualify.

My friend's contact details are: James Chen, 408 499 9002 Cell.

Good luck.

I will like to assist you by sharing my story. I lost my house about 3 years ago, my credit score was so bad I had a ton of medical bills in collection. It was hard to even rent an apartment to live, as we all know most landlords run credit checks. I knew I had to do something to get back on track. So then, I hired ( and few weeks later my credit score was repaired and went from under 500 now at 728. WOW! I can't believe it. I am now buying a home, signing the papers in a week/two. So don't ever think you'll never be able to rebuild your life again. All you need do is apply yourself together by taking the step now to get it done, you just might be amazed at what you can do. I can't believe what you have done for me!! Thank you for your efforts on my behalf. My score has been repaired and upgraded so much and you are not even finished working yet. I know it sounds cheesy but I am just so grateful. I will never quit using them until my score reaches 850 or more. Good luck to everyone, if i can do it so can you. You need to work with an FHA approved lender in order to secure home renovation financing under the 203K loan program. Whether you are looking for a streamline loan or a standard loan option, work with a local FHA lender with experience handling 203K loans in the past. You can filter your search for a 203k lender in Pennsylvania just to those who have underwritten at least one such loan in the past year.

The underwriter is king. Even though he is supposed to honor the appraisal value of the inspectors on his approved provider list.

If he lowers the price, that is the number the lender will use.

Short of convincing the underwriter to accept the appraisal, you may have to change lenders.

You might want to get a co-investor to provide down payment funds. Hard money lenders don't provide 100% financing. Since most who pursue these types of loan have poor credit, the risk of default it huge! As such, they want "your" skin in the game so if you do default, they don't lose money.

Good luck!
