Commission is calculated on the purchase price of the home UNLESS the Listing Agent makes it very clear that Commission is to be calculated on the NET amount. If an Agent forgets to stipulate this and later asks the Buyer's Agent to honor this, it is up to the Buyer's Agent to make that decision. My personal opinion is that if you as a Listing Agent FORGET to put something in writing, then YOU personally should eat the difference, NOT your Seller.... more

A seller of assist of $4,800 on an $80,000 purchase is 6%, which is permitted. Seller concessions such as a seller assist is common and should not necessarily deter a seller from accepting an offer. To strengthen your offer, you will want to make sure the rest of your agreement and terms are sound (tighten the contingencies (if possible), provide a pre-approval letter from a lender, and provide a completed BFI).
