You will want to speak with an agent the focuses on the area where you want to live. Trulia's find agent tool at the top of your screen is an excellent resource.

Christopher Blouch answered:
Hi Felicia,

That property is not listed in the MLS, but all that means is that it is not listed by an agent. $800 is a fairly standard price for a rental in the area. If you would like, you can contact me and I would be happy to show it to you.

I am a licensed architect and realtor. Please email me the address and I can take a quick look at the property via google earth and then the city zoning map website and get a feel for things. I will then follow up with some additional information. Depending on what we find out you might need to talk to an architect, a contractor or both. I will help point you in the right direction as I am very experienced in this topic.

Thank you,
Scott Maritzer

Andy,

We have a restaurant property that can be up and running in less than 2 weeks (used to be a Jamaican restaurant with takeout). It is on the 60th street commercial corridor. Cross street is Walton (near Cedar). I see you posted in Feb so it may be a little late - if not drop by to see the property. There is a for rent sign upfront. 6464044753.

Thanks

Irina Karan answered:
If the property is expected to be sold in a good/finished condition, there is no discount there.
If the property won't be finished, you can call in your contractor and have him give you an estimate of work/materials needed to finish the property.
You can subtract that amount from the lower end (usually it is a range in pricing) of CMA results.
Often, the amount quoted by the contractor is underestimated - so you might want to subtract 25% more than the contractor's quote.

Hope this helps,

Michael Giordano answered:
I searched for that property in the MLS and nothing came up. If it was for sale, it could be that the Listing Agent did not put it in to the multiple listing service (MLS) Trend for some reason. If you have any other questions please give me a call at 215.334.3333 x103. Thanks!
