Scorpio, I would caution against renting the property by rooms with separate written or verbal leases. This will qualify as a boarding house and or hotel and will most likely be a violation of your property zoning classification not to mention the other issues such as life safety (fire alarms exits and so on) that L & I (Licenses and Inspections) may have a problem with as well. I suggest that you consider renting the house as an entirety to one family and obtain a rental license through L & I. Here is the direct link to their website for the application.
