we JUST moved to Tampa From Petoskey and MAY be selling our home. It is a 3/2/ with* 2- 2 car garage. We purchased property in 2003 with a 2 car garage/pole barn and in 2005 added another 2 car garage/pole barn on the front!!! it also has a 13x 24 heated work area in back. The home is an older 1972 Marlett home but is a "solid" home just 3 miles out of Petoskey. What kind of emails? You can change your settings in your profile so that you are not notified on certain things and that may be helpful. Agents, as far as I know, don't bombard consumers with annoying emails, but if you aren't careful you can be notified if, for example, you answer a question and someone else offers an answer as well, but you can also opt out of these without abandoning Trulia completely. ... more

Good Afternoon! You have to qualify for a mortgage to use your eligibility certificate. This does not include land contracts. A VA loan is the only loan that truly can be done with no money down. Your best bet is to talk to a VA loan officer to see what you qualify for.

Investors do this all the time. They don't always have a specific buyer (or tenant-buyer, in your case) in mind. But if they can acquire the property inexpensively, some will hold it for long-term income. Others will fix it up and sell it quickly. And others (I know a couple in my area) will sell it on a lease-option.

One additional suggestion: To find investors, look at your local real estate investing clubs. Here's a link to ones in Michigan:

To address your other question: No, a bank won't do it.

The Petoskey area has weathered many recessions in the past. Unfortunately this time the repossesed houses have effected our area. Prices have come down because of this unfortunate time in our history. Second homes in Emmet county are over 50% closer to 60% for the total number of homes.
