Have you tried registering as a vendor with the larger property preservation companies... many of them will not be in your state, per se, but they will service several states. Sign up with as many as you can online (many will want to know "zip codes" you service)... we are in Atlanta, GA and previously signed up with a property preservation company needing work on several properties in Alabama. One of our independent subs handled the jobs... sign up online with as many of the big property preservation companies that you can so you start getting calls. Much success to you in Cali (tons of work out there!).

Phone interview 10 agents, pick 3 to meet with. Have them take you around to investment properties that are both in progress and completed, make sure they are a full time agent, find out what areas they work and specialize in ( no agent is an expert in all areas ), usually some of the best agents in regard to this are “flippers” themselves. You also have responsibilities in the deal, many agents don’t like dealing with investors because they say one thing and do another, they have no real money, and they don’t listen to the consul of the agent. Many so called investors watch too much TV and think they will make 25-50% flipping homes. This is generally not the case, what is realistic is 10-15% after expenses and commissions. This is an area that is a 2 way street most agents want investors in it for the long haul who will turn multiple transactions per year and they always get to list the completed project. One shot wonders fail most of the time in this market and a good agent can help you not to fail. Good Luck! ... more
