Trulia and all the other 3rd party sites only take into consideration static factors about home when they provide an estimated value. Info such as the type, age, size, location etc. Then they compare it to other similar homes that have sold in the area. Amenities such as a fabulous kitchen, great hardscape & landscaping or solar panels are items of value that your Realtor will market to prospective buyers in order to add value to the home and drive the price up as high as possible to get you top dollar. And the value added isn't the same for every buyer. Some buyers are "green" some are not. One buyer may see a solar system as the ultimate in money-saving-environment-friendly perfection while another buyer will see it as an eye-sore. Granite counters are a very popular kitchen addition, but I have some young "hipster" buyers who want old school tile counters. it just depends upon the individual desires. ... more

Your BEST option, if you're serious about purchasing a home is to get with a Realtor who knows the area and can help you through the process. That's the FIRST and foremost step in purchasing a home. Check with friends and family to see if they can refer someone to you or research sites, such as this one to find a good professional Realtor such as one of the few that already answered your question.

Your SECOND step is to get pre-qualified for a loan. AFTER you find a Realtor, he or she will have you meet with the lender that he or she uses regularly. This is important.

Don't be offended by the info here. Your home's value is more than just numbers, as you've already mentioned. Value is in the "eye of the beholder".

The info you see on Trulia and all the other Real Estate sites are not as accurate as a Realtor's Comparative Market Analysis and are more of an automated "guestimate" using several factors to arrive at a specific value.

With that said, I do know that area well having done several reports for different banks on pre-foreclosure activity in regards to some of your neighbors. Values are on the rise, but when pricing a home for "Market Value", taking into account the recent sales and recent listing activity is a large part of the criteria. Unfortunately, the inventory of homes for sale is so low that all the sites like Trulia will have difficulty in coming up with a value.

I recently listed a modest home not far away from yours. A buyer came to the Open House insisting that the home was way overpriced due to the value shown on Zillow. I was polite and I didn't argue. I merely went on to market, negotiate and sell the home to for $20,000 more than the listed value. One buyer saw the value and another did not.

Enjoy your home and it's amenities and don't worry about the value some site on the internet puts on it. As I said before, value is in the "eye of the beholder" and right now...you be holding it. :)
