There are thousands of banks who hold mortgages in your town, it is unlikely that many of them know anyone in your area. I would recommend that you use the local foreclosure listings to develope a list of banks with upcoming foreclosures in your area. From there you can use a cold calling approach to developing relationships with the asset managers at the banks. It is likely that the properties won't have been assigned until after the redemption period (at the mega banks) but some small banks only have 1-2 asset managers, so it is possible that your relationship might pay off.
