As an experienced home buyer and remodeler I would save the money and paint the aluminum siding. I replaced asbestos siding on an early 60s home years ago and even then I felt I did not get the return-on-investment do me. Add insult to injury I removed the siding to save $2,000 and still the payback wasn't there. Word to the wise when dealing with removal of asbestos get a pro to do the job I used a face mask which did me no good. Thank God I didn't get asbestosis but for other reasons I am now very ill from lung disease and it's no joke it destroyed my heart. Any transplant recipients to tell me their story I unfortunately have not been offered such due to a rare disease called sarcoidosis. More than likely until there is a cure for sarcoidosis it would come back to my lungs and heart to destroy them over again. ... more

Listing agents do so much more than just listing or marketing your home - although those are very valuable and important parts of our job. We also help our clients navigate the closing process. Reviewing preliminary title reports, coordinating inspections and appraisal appointments, septic certifications, negotiating inspection and appraisal outcomes, maintaining complete communication between the lender, escrow, and agents, assisting in a smooth transition after the property closes and records. We are also a source for all the people you don't know, such as: insurance agents, lenders, inspectors, home warranty providers, as well as a host of other community vendors to help you settle into your new location.

In addition to all of these things, listing agents are often counselors and sounding boards. The process can be stressful, so our job is to limit your stress throughout all aspects of the process. :-)

Having no idea what you signed and what your agreement is with the Seller, you may have opened yourself up to a law suit. What does your agent say? If you don't have one, what does the Seller's agent say? If both of you are "going it alone" don't be (alone) any longer. You need an attorney to sort out what you've gotten in to, and to tell you how to get out of it.

Good luck to you!

(Next time, use an agent.)
