Rent it out. The RE in AZ is hot whether you sell or rent. I am not a Realtor but it got expensive so fast down here in central phx that I couldnt afford to buy a home in this area. So I bought a home in Peoria AZ. Rents in AZ are going through the roof...id keep it and flip it in say a year if you want the cash....best always!

Homes are selling for sure, as long as they are priced fairly. Some sellers seem to be trying to take advantage of the low inventory and overpricing homes. When appraisals come in low they are hoping the buyers will come out of pocket for the difference. I always advise my clients not to start life in their new home under water! Its still a strange market with a combination of about 12% foreclosures, 29% short sales and very low inventory.... more

Rents are remarkably steady given more displaced home owners from the recession. But then landlords want financially good tenants and the downward pressure of the economy offsets the increased demand of more tenants with the need to rent instead of buy. Peoria AZ with 163 REO and 192 short-pre-foreclosure and 16 HUD owned out of 743 Active for sale makes for 50% distressed market. Since we have not been here before, what effect on rents is a good question. Instinct says, if you have a property to rent, don't be greedy.... more
You did not mention also the issues of where you currently live. If you are currently living in Quintero it may be difficult to get a renter due to location. Most of my buyers who need more space are able to buy with qualifing for both properties. Really the it is best to contact a good lender find out your financing options. Whomever told you to foreclose and you would be able to rebuy in 2 years in opinion is not correct. Usually after a foreclose on your credit it is 7 years. Yet again contact reputable lender. Suggest you contact a lawyer also to discuss options on foreclosure or short sale.... more

I live in Vistancia so I know the market very well. As of today, there are 70 active listings & 76 homes have sold in the past 3 months. That means approximately 25.3 homes sell in the community per month. We have a very healthy market, with approximately 3.75 months of inventory. Westwing is also doing well. There are currently 30 active listings in the community. 50 homes have closed in the past 3 months. Approximately 16.7 homes sell in that community per month. Those homes are selling very fast as well, with only an average of 1.85 months of inventory. I haven't included statistics of the number of pending sales in either community, which is very high. Whichever community you decide on, now is a great time to make a move. The City of Peoria is working on the new Loop 303 interchange in the area. That project is due to be completed by Summer 2010. Once that is complete, property values will surely skyrocket. There are commercial developments in the works in Peoria & in Surprise, as well as all along the Loop 303. There will be new medical facilities going in nearby as well. And plans are in the works for the new, nearby Prasada Mall in Surprise. Sam, I am finding values in the mid 150's and less that is looking at the tax role comps. It would be better if you received a more accurate analysis. Also if your trying to refinance the bank will have the final call on that with an appraisal.
