Having no idea what you signed and what your agreement is with the Seller, you may have opened yourself up to a law suit. What does your agent say? If you don't have one, what does the Seller's agent say? If both of you are "going it alone" don't be (alone) any longer. You need an attorney to sort out what you've gotten in to, and to tell you how to get out of it.

Foreclosed homes are sold using a variety of methods.
Some are sold in their original condition. This most likely implies extensive repairs and updates needed.

Others are completely repaired and updated to look at new as possible. New kitchen, flooring, baths, paint, fixtures, hardware, wiring, HVAC, roof and even sod.

Some are sold 'AS-IS' while others (the latter) are fully FHA and VA compliant.

The home YOU select will dictate what to expect.

Keep in mind 84 days is the average, so some properties took longer, while others sold faster. Yes, it is certainly possible to still get a loan in your situation. Usually a couple credit lines from past two years to get a mortgage from a lender. Luckily, there are some lenders like myself that can give loans without credit. In the event a borrower does not have sufficient credit on their credit report we will allow substitute forms. Some of these substitute forms are known as non-traditional credit which is judged by rental housing payments, utility company references (gas, electricity, water, cable, etc.), school tuition, automobile leases, insurance premiums, retail store credit cards, and a documented 12 month history of savings from a bank. These are all ways in which a lender will review your credit without actually having credit, but not all lenders will accept this but I have done this before for my clients.

If there is any doubt, you should bring in a contractor or engineer to evaluate the structural integrity of the house. Settling is common in older houses, so this might just be that.....but it is a good idea to get a professional to look at it before proceeding.....
