Actually, that is backwards. You cannot post a FSBO listing directly to Trulia, but if you post it to Zillow it should also syndicate to Trulia as well.

True Bobbi there are no easy answers to this question. Your neighborhood can be a drain on the price of your home. First you need to get an accurate sense of the value of your home in comparison to all the homes selling in your immediate area. Even if you have foreclosures and short sales this does not mean your home is never going to sell or you will not get fair market value. One of the things I see sellers doing that degrades the value further of their home is not keeping them sparkling clean. The cheapest thing in the world to make your home look good is a fresh coat of paint. And a clean smell when that potential buyer opens your front door counts for so much. You do not have to have an manicured lawn but you should have it as neat as it possibly can be. Do not leave your trash can in front of your garage door for all the world to see. What I am saying is that pure common sense make a dramatic difference. If my sellers are willing I will give them advice on staging their home. I have even helped with landscaping. It is a daunting task to have your home on the market but on the day when you feel the worst and just cannot stand the idea of making the kids put all the toys away might just be the day the person who buys your home will see it...........Also you need someone who tells your home's story to the world correctly and attractively.....and that happens in the way it is presented on the internet......It always amazes me when I see a photo that is blurry or the first picture of the home you see, which should be the premier picture for your home, was taken when the lighting was wrong and all you see is the dark shadow of a home.........Or when you click on the address of your home and the map is incorrect! Selling a home is the combined work of home owner and Realtor doing their job! ... more

Great way to find a Realtor is to propose this very question in this format!....I would interview several and see if the "fit " is right. I would be somewhat circumspect if a Realtor agrees with everything you want. Our market is definitely improving but still there are still some obstacles to overcome. Try to make your pricing decision based on the facts and figures presented at the listing presentation. I encourage people to clarify what their real goal is and keep their eye on that. Sometimes it just does not make sense for a seller to put their home on the market ; you want someone who has the courage to tell you that if it is in your best interest. Sadly sometimes you just do not have that luxury of waiting and that is when it is essential you are working with someone who knows the market and can give you the best advice possible.If you are thinking of a Realtor who is on Trulia look at their recommendations ....Would love to talk with you about what is the best course of action for you.... ... more

There is no set fees, amounts or percents. In fact it is illegal to set an industry percent on commission in real estate. The fees are almost always negotiable depending on the real estate professional that you work with. My advise would be to talk with newer real estate agents like myself who will work much harder than any of the more tenured agents and will do so for less money than tenured agents. Ask your Realtor for the per square foot price for homes of equal size, age and amenities that are currently on the market in your neighborhood.Make sure you REALLY are competitive and then do a price reduction based on the facts. At the same time make sure that the photos in the MLS really tell your homes story. When you have a price reduction you are being REINTRODUCED to the market by being on the Hot Sheet. HI, You had asked what a non rep was. Basically, they do not represent either the buyer or the seller, they have no fiduciary relationship with any party. A buyers Broker works exclusiely for you and your purchase. If at all possibile to want an agent working on your behalf. Make sure you hire someone with EXPERIENCE!!!!, that knows the area and the market. When you make the decision, you do the interview, in their office, if possibile so you can judge somewhat how busy they are, and pick up on any lack of experience. Here's some ideas for planning an open house:

Put a Sign in your yard on the Wednesday before your Open House such as:
OPEN HOUSE
Saturday 11:00 - 3:00 or whatever time you have set aside
Make up some flyers and give them to your neighbors and ask if they have friends or relatives that might want to move in the neighborhood. Pass out flyers in neighboring subdivisions or apartment buildings near you. Signs and Balloons leading to your house are very important.
If you have more than 2 Families stop by you've done a good job.

In your case if you have some help you can draw in people by advertising a Yard Sale and Open House, this way you get rid of clutter and you may find a buyer too. It's impossible to predict an open house and paying to advertise for one isn't worth it but there are some free venues for online advertising which can't hurt.

It's also a good idea to have a current market analysis and printouts of all the competition homes in the area in a presentation folder along with a copy of your utility bills, tax bill and insurance. This is a portfolio of your home and buyers are interested. Also make sure you've filled out your Sellers Disclosure form and all the disclosure forms that are required to sell your home and put them in the portfolio also.

These are just a few things I do for my sellers, it really makes an organized presentation to potential buyers and you can wow them with it at the open house.

It's true, nothing else matters except the contract.....however, the optionees might just be feeling apprehensive about the deal also or could easily be dissuaded from the deal. Sit down & bargain with them just as you probably did at the onset of the negotiations. In the event they won't let you out of it & you proceed to break the contract anyway, they could sue you for "specific performance"......& you would lose plus, most likely pay both sides of attorneys' fees. One other point to be made is that you might "sweeten the pot" with a
little more than the option consideration they put down on the place. Depends on how badly you want it back.

Sites like Trulia and Zillow have no clue about what lies around your home...all they know is your street address and compare based on that. They do not take into consideration ammenities, waterfront footage, etc. Never rely on these sites for a true market value for your home. Only an appraiser or real estate professional can give you an accurate value of your home. Your plea for this site to adjust what they have about your home will fall on deaf ears. ... more
