Congratulations on your fiance's prospective job opportunity in Pensacola and "Welcome" from a former Memphian! While we lived in Memphis, we lived in several different areas (considered "safe" by some and probably "unsafe" by others!) We found that if we did our homework by speaking with law enforcement agencies about the crime statistics in various areas -- and also by *personally* driving through the areas at different times of the day, after work, and on weekends -- we got a pretty good picture of the area and whether or not we felt it was a good fit for our family.

If you have the opportunity, come down and spend some time checking out the area. Memphis is not too bad a drive down for long weekends, if you can take them. If you'll be renting, stop in at some of the different apartment communities, or property management companies and speak with them about the different homes that are available in your price range.

I think you'll find Pensacola and the surrounding area a very nice place to live -- and while NO area that I know of is 100% crime-free -- with careful planning and observation, you and your fiance should be able to find a place that will be a great fit!

Our home will be up for sale in about 10 days ....once we move out we have a few things to finish up then put it up for sale is in a great neighborhood in Pensacola called Lake Charlene North ... very quiet , very safe and friendly ... we have been here for 17 years and it has served us well ...

I have a home in Milton Florida that is for rent . Three year rental would be fine since we are not sure if we will sell the house or just keep it for rental property. The house is a contemporary all brick 1700 sq ft. 3 bedrooms master has a tub with jets, living room has a fire place., separate eat in kitchen All appliances including washer and dryer. We are close to 1-10 and it does not take long to get into Pensacola and you are close to shopping in Pace and Milton. There are a few gyms in the area and plenty of shopping and restaurants in the area. The hous was built in 2002 and totally remodeled in 2005 after Ivan. The area is very nice and safe for a child. Barbara did a great job explaining to you how a lease/option contract works; however, I would like to reiterate that the "option" money is NON-REFUNDABLE. Although the buyer and seller can agree on ANY upfront amount as the "option," it has been my experience as a Realtor in the Pensacola area that this typically costs the potential buyer around $5,000 for the "option to purchase." This is perceived as a reasonable amount since the seller must take their property "off the market" until the lease expires, and there's no guarantee that the buyer will purchase the property. In which case, the seller would have wasted a significant amount of time in trying to sell their property.

Unless the potential buyer has a significant amount of cash, a lease/option purchase contract is basically useless to a potential buyer if the individual is not "serious" about purchasing the subject property at the end of the lease term. Essentially, the "option" money could be better utilized as a down payment or for closing costs when the buyer's personal situation is more conducive to purchasing.

I think you are currently out of luck finding one in Milton/Pace, but it is probably just a matter of time. Pace is really growing. There is a gym on Hwy 90 in MIlton called Excel Fitness that offera a "room" for with a playstation and other items but it is unsupervised. Another option is Aquabella Day Spa. They have an after school Fit Kid program, but no child care. ... more

I use to live down Olive road on the other side of Davis. The neighborhood is a nice neighborhood as well. I have that house for sale right now. To me it seems like most of the neighborhoods just off of Olive are decent. Depending your price range I think there are a few nice developments just off of Johnson on the east side of Davis. The Ramsey Beach area of Pensacola is on the near west side of town. It is located within 10-15 minutes from pretty much everything (i.e. beaches, shopping, restaurants, malls, hospitals). It is also very close to Perdido Bay and there are public boat launches not far away from the Mariners Ct. location you mentioned.

As for the schools, that area is served by Bellview Elementary, Bellview Middle School, and Pine Forest High Schools. You can find out more information on the schools on their website.
