40% of your income will be going towards your housing? How will you eat and cover the maintenance costs?

Even with no other debt, most lenders will want a front end below 31%. to qualify for market rates.

Any loan you get will be expensive. Save some $ and pay more upfront so that you can lower the ratio.

We are expecting a wave of foreclosures to hit in 2013 because when the financial crisis hit in 2008 business owners scurried to pull money out and many of those new notes were on a 5 year balloon which will become due this year.

However, commercial is still selling, a great resource is our own Gulf Coast Commercial MLS.
