Reach back out to your loan officer and ask them if they removed one of you from the application. Likely it was just them going quickly and forgot to add the 2nd name. Hello, I'm a mortgage professional.

It will be difficult to obtain a mortgage unless you can show more income or have a cosigner.

We do however have a program that allows you to use business bank statements or personal statements to prove income. Sometimes if your self employed you may show more income on your bank statements vs your tax returns.

There are some areas that are USDA eligible that don't seem very rural.
Have you checked the address in the USDA site?

Go here: http://eligibility.sc.egov.usda.gov/eligibility/welcomeAction.do
& click the property eligibilty box, put in the property address and click go to see if your home is in an eligible area.

If it turns out that the home not in eligible area, yes your loan will get denied.

Never assume you will get a clear title, as in foreclosure sales the property is being sold "as is" and the deed is not a regular warranty deed, it is a special warranty deed.

A special warranty deed gives only a limited warranty of title.
