Very likely though, as Anna notes, often they're not listed that way. Very often, you have to find potential lease-option or land-contract properties from those listed for sale or for rent. Then you make an offer structured as a lease-option or land contract.

Sold properties are updated as soon as the agent does so. And of course we all know that unfortunately, it is not always done timely either on Trulia or the MLS.

The reason is that there is a lag between the time a house sells and when it is recorded and processed at the county assessor and then sent over to us. This varies by area, i.e. in california we get updates 3-4 weeks after a transaction, in other areas they are slower to record and it might be 2-3 month lag. In your area the latest data we are sent is the end of June in the next week or so we should have some July data.
