Just to clarify, it turn out there is no specific downpayment requirement in the condo association rules. However, yes, of course mortgage lending rules will most likely insist on the 20% just because of the nature of lending these days. My client qualifies for a VA loan, which was the factor that made me question my own knowledge of Century Village, which is not FHA approved.

Helen, thanks for your response. I think you meant rec. lease because there is no land lease at CV in Pembroke Pines. Mike and Helen, thanks to you both too.
