Unfortunately many of the homes on Trulia and Zillow are not really for sale. They are what is known as a 3rd party aggregator, meaning they take their information from many public sources. A lot of these sources contain old information that is NOT accurate.

If you want to view foreclosures that are truly on the market right now, here is a link to all the currently listed foreclosure properties in Las Vegas:

And here is a site that lists all the properties currently for sale in Peccole Ranch:

Both of these sites are updated daily direct from the MLS, so the information is fresh.

You can definitely put a property in the name of a married person without the other spouses name in title using a quitclaim deed. Will this avoid debt collectors, etc? Discuss that with your attorney.

To protect your properties, you can also put them in the name of a trust or a company like an LLC.

Note: if the property is already in your name, you can search records for previous owners, too...

A few things to consider here.

First, do you qualify for a mortgage? If yes, why not et the most out of your capital and use a mortgage which today can be obtained for those who qualify at little interest almost like free money!

If it's an investment property, your return on investment and capitalization rates will be much higher when you finance!

Also, you may come across many properties that are cash only, whether that's what the seller chooses or the property may not qualify for a mortgage (e.g., a property with excessive mold, or a condo complex not approved for financing by Freddie and Fannie.
