Do you have a realtor? If so then you need to consult with her/him. When you said your offer was accepted by the seller, was it in writing? Here in Dallas once a contract is executed the the seller can accept another offer as a back up only. ... more

Hello,

The buyer does the inspection once an offer has been accepted. After inspections, based on the report, you would then negotiate. After negotiating, and you both came to agreement, you sign the contract with your attorney.

Hi Goldi,

I am certain that by now you are settled in somewhere in NYC, close enough to Pearl River for your commute. Where did you find a home?

Are you still happy living in the Big Apple? If I had been on Trulia at the time you posted this question I would have suggested that Fort Lee, NJ which is just on the NJ side of the GW bridge might have been a great alternative to moving to the Big Apple.

If you want to move to the suburbs please let me know and I'll be glad to help you with a purchase. I am also a NJ realtor and can help you buy in NJ close to the bridge if you are at all interested in this.

In any case I hope your transition worked out well.

Take care,
Ellen

Hi Vincent,

I imagine by now you have purchased a home. The best answer to this question is to consult a realtor. We have information in our Multiple Listing System that tell us which homes are in flood zones and can let you know about that.

Please call me at 914-588-2365 if you are still looking for a home and I will be glad to help you.

Take care,
Ellen

Hi Arjaques,

I imagine by now you have arrived from Australia to Pearl River and have found a quality apartment there. Pearl River is a great place to live and depending on where you are, it is, indeed within easy walking distance to restaurants and shops. The commute to NYC is perfect. The NJ Transit has a stop right in the heart of Pearl River and from there you go to either Secaucus or Hoboken, and then take the PATH to NYC. You can go downtown to the Financial district or uptown to 34th Street and 7th Avenue. Commuting is also possible by bus and by car. The bus takes you into the NYC Port Authority building on 41st Street and 8th Avenue. Depending on when you leave to go to NYC by car and where you are going in NYC it can be anywhere from 30 minutes and up to get there. The recommended site for finding out about schools in the US is www.greatschools.org. Realtors are not permitted to give opinions about schools but many people I know have relied on this site and been satisfied with it. Please contact me at 914-588-2365 if you are not situated yet in Pearl River, and I will be glad to help you. Of course, I hope you have found an apartment and gotten furniture by now.

If you need any further assistance in real estate, please let me know.

Take care,
Ellen

Ellen Kippel answered:
Hi Caitlin,

Buying a foreclosure is not necessarily a great plan. You can often get a home which is not in foreclosure for as good a price as a foreclosure, since homes are valued based on the neighborhood and if there are foreclosures in the neighborhood even a house not in foreclosure will have a lower market value than it would be in a neighborhood where there are not many foreclosures. Often foreclosures are in poor and fair condition, because owners let the home run down. This being said, it depends on the particular home and neighborhood whether it is worth buying a foreclosure.

By now, you may have bought a foreclosed home or another home. I'd love to hear about your experiences in buying a home.

If you have not purchased one yet, please feel free to call me at 914-588-2365 so we can find you a home that will suit your needs and interests.

Take care,
Ellen

Hi there,

Most major websites that show homes for sale get their information from the Multiple Listing System that has all realtor listed properties. This is true for Trulia as well as Weichert.com and realtor.com. There are For Sale By Owner sites too, that you could check out.

When you are ready to sell, if you do not sell quickly enough on your own I suggest you find a good realtor to help you. From what I see, you are in Texas.

If you are interested in selling in the 10965 zip code, Pearl River, NY, please contact me and I can help you.

Take care,

Hi Sandra,

In my experience, most homeowners cover the outside home maintenance, snow removal and landscaping for their rental properties. If these things are not in your lease, I am not sure why the owner would try to put them in a re-lease. I see your profile describes you as a homebuyer. Are you getting ready to buy? Or, do you need more time to save for your home? This is a great time to buy, prices are low and interest rates are reasonable. If you are interested in looking at a new rental or a purchase, I would love to work with you.

Hi Sandra,

Based on 2010 statistics, homes in Pearl River sold for an average of 94.74% of the list price--that is just over 5% below list price. As the other posters pointed out, there is no real bid or offer rule. Price is based on the size, condition and location of the home, comparable sales, and supply and demand in the market.

If you are a qualified buyer, with suffucient funds for the downpayment, good credit and no contingencies, you would be the ideal buyer.

If you are working with a Real Estate agent, have the agent run the comparable sales in Pearl River based on the size and style of the home. If you are not working with an agent, find an agent and let the professional use their knowledge to help you.
