Normally a release would need to be signed by the buyer and the broker for it to be valid. Some states may have different legal versions of contracts though

Not much you can do. What does your REALTOR say?? If you have a backup offer in place, you could refuse to extend the closing to current buyers, and then let the new buyers start from the beginning. And then go through inspection...appraisal...loan approval AGAIN. Or you can just be patient and accommodate these buyers. Think about it. What if you were in their shoes? Does it make sense to try and cooperate with these buyers or move on and start from scratch again?? ... more

If your home is not for sale, if you have purchased your home within the past 2 years, Trulia sometimes has delayed removal. Additionally, I recommend you check other sites as well. Trulia may have received the information from another site. It is not uncommon for "thieves" to place ads of homes for rent that are not actually available. It is also possible a real estate agent took a listing on your street and had a typo of the street number. ... more

As many have mentioned, 6% is the standard for most of America (split between buyer and seller agent). However in many high price markets, agents can stand to cut commission rates since the amount of money they make on a high priced home will be substantial.

Many agents are in fact willing to lower their rates, but don't like to advertise or make it publicly known. Most normal consumers don't know how to negotiate these rates, so meeting in person to negotiate rates can be very intimidating and most likely avoided.
