Now, I do agree, you have become victim of deception like many real estate professional have.
They, like you, believe more and more and more of professional resources should be provided FREE to EVERYONE. The reality is, as RealtyTrac demonstrated, this is a business, not a hobby.

Expecting everything to be free is a bit silly.

If a the property is located within an HOA/POA community you will have to refer to the ARB guidelines. If it is not located within one of those communities I don't think there are restrictions specific to that. Permits would have to be obtained before building so I would imagine you would find that out right away. I hope this helps. If I can be of any assistance please let me know. Good luck.

The typical Interval / Fractional Ownership property is divided into 13 intervals, each having 4 weeks per year, usually with one week in each season. Every year the calendar weeks shift forward for each week.
You pay only a fraction of the cost of maintenance, furnishings, taxes and insurance on the property rather than what you would pay for owning the entire property outright.
 
You and the other twelve owners form a Home Owners Association (HOA) to control your property.

This is "typically" interval ownership, but check on what is being offered.

I had a listing in there and here a couple months ago and here are some of the details about the HOA Fees. They Include Electric & water in the Common areas and SewerTrash Pickup at the pools. Landscape/Lawn, Insurance, Property Manager, Security, Rec. Facilities (Courts and Pools), Legal and Accounting,Master Antenna/Cable TV, Common Maint/Repair (exterior). The flood insurance will depend upon the flood zone. VE zones are usually oceanfront & are more money. One may purchase $250,000 of federal flood. After that, one would be purchasing excess flood on the open market (not backed by Fed.) and would normally pay a premium for that depending upon what the elevation of a property is. I live in Pawleys Plantation. Last year my tax was just shy of $1300 on a house that was assessed at 386,700. I get the discount for being old (1530-) and the homestead exemption (177-) tax before credits was 2896, after credits and then adding the household fee and storm water fee I paid $1285. They did a big re-assessment this year and my taxes will go up quite a bit - it was reassessed at 413,270 which is bologne because the market value has decreased significantly and is currently at about 450,00. Not sure how Mr. Musitano got a much smaller tax bill on a house that was assessed even higher, but I would love to know - Mr. Musitano please feel free to contact me. ... more

It depends on your age and how long you've lived here. It also depends on whether or not you are a permanent resident. An investor or a second property owner pays the most. Georgetown County respects their elders. They have a reduced tax for anyone over 65 and a further reduction if you've lived here more than 1 calendar year.
