Junkpiler, construction loans are available providing you have a viable exit strategy i.e. take out loan. Are you planning to build the prefab yourself or are you going to hire a licensed contractor? There are several very good pre fab products on the market today. Lindal has been around for decades and delivers a very good produc\t.

That stated, it's only as good as the person/s putting it together. You may also want to consider a "Factory Built" (Manufactured (HUD) or Modular home depending on the location and the relative CC&Rs. In this situation you are purchasing a home that is completly built before it leaves the factory.

You can do just about anything you want to do with Factory Built Housing nowadays i.e. stucco ready, tile roof ready, curvalinear architectural detailing i.e. pop out & inset features, upgraded kitchens, bathrooms, floor, window, wall coverings, appliances, etc.

The turn around time is a lot faster and you have no excess or wasted materials and you don't have to worry about vandalism, theft or weather conditions. All in all it's a very practical and cost effective way to build a home today and many banks will offer conventional FHA, Fanny/Freddie.

I don't know where you are planning to build but most if not all Counties and Cities are FBH friendly. The most important aspect of the entire procedure be it "Factory Built" or "Prefab" is hiring an experienced, licensed, bonded and insured contractor. I definitely don't reccomend trying to take on a project like this as an owner/builder. You may find it very difficult to find construction or take out financing.

My family and I lived in the Foothills of Duarte for several years and thoroughly enjoyed living there. Great community and good schools. If you are looking for a highly rated school district you might want to consider Glendora which is a City that prides itself for it's community involvement. Both of my daughters when to school in Glendora and I believe that in addition to the great education they received... we all benefited from the vast array of sporting activities available to the kids. Glendora is extremely family oriented. Monrovia which is only minutes away boasts character and charm and a great school district. It is important that you avail yourself of the opportunity to become familiar with the various neighborhoods to determine which ones your prefer. My concern is with the property itself. The downstairs is nice with 2 bedrooms & 2 baths. We need a 3 bedroom home but The upstairs is a huge bedroom with only 1/2 bath and no door. If you search trulia to see the home, do you think the price is still reasonable with the layout of the property? I heard elementary and middle schools are not so bad compared to Pasadena high school. My son is 6 weeks old now so by then he can attend private schools or we already move (hopefully not). I'm meeting with my realtor on Sunday so we'll see. I just wanna get a feel of how other people look at property. ... more

Like any city, Pasadena has better and safer locations than other parts. Overall, this home borders on very nice and desirable areas but I consider Villa to be a busier residential street. As to pricing, it was originally priced at $659,000 and stayed active for 90+ days. When seller dropped the price, it went into escrow within 17 days. Overall, unless you really loved the home, I believe there are better values here in the price range you are looking for.

II woulld contact your favorite lender, they would be in a bettter position to answer your question. However, based on my experience with FHA buyers, I understand that the minimum score is 620. If I was you I would file for a loan using the highest score, which is 715. There are people that repair your credit scores, perhaps it would be worth looking into it so tht both of you can apply for the loan and use both incomes to qualify a great loan.

Hi Angel - there is someone out there who will rent to you. We all started somewhere! The fact that at least one of you has a job is really helpful. If you all fill out your applications completely, provide references and show how you will be able to pay your rent (i.e.proof of financial aid). That will go a long way. As mentioned before, a prospective landlord may want one or more of your parents to sign the lease as a guarantor. Another option is to offer to pay for a few months in advance. If non of you have pets, you are also better of not getting any. Pet's can be an issue even for professionals with credit and rental histories. Best of luck! ... more

It is good that you are now current on all accounts. You should get a free credit report and review it.

Make sure there are no errors on your report. Sometimes your score can be imrpoved simply by getting incorrect entries on your credit report removed.

You may want to visit HUD.GOV They have credit advisors who can advise you on how to best get your credit in order.
