In the state of Florida, Real Estate Transfer Taxes, (also known as Documentary stamp tax or Doc Stamps) are levied on documents that transfer interest in Florida real estate. This tax is paid to the Clerk of Court at the time the deed is recorded. This tax is typically paid by the property owner/Seller at closing and is based upon the SALE PRICE of the property. The tax rate is $0.70 (seventy cents) per $100 of value.
The Buyer usually pays for his own title insurance, however, in Florida real estate transactions, everything is negotiable.

You should contact Mrs. Wells and have her remove the old listing, otherwise it will sit out there and create issues should you relist with another agent.

Hi, I have lived in Harrison Ranch in Parrish for the past 4.5 years. My wife and I are the original owners and it is a wonderful community to live in with many young families. In fact, I cannot count the number of babies and infants in the on my block using both my fingers and toes! I think there's something in the water. My wife has relocated to Dallas for a new job and we are selling our home by owner and are motivated. As mentioned below, there is a new Amazon distribution center opening up after 10 or 15 minutes away and many new homes will be built in the coming years nearby. Please check out my listing on just to see if you're interested, or perhaps interested in one of the few homes available in Harrison Ranch.

Mr. Youngblood,
When evaluating the potential selling price of a home, there are many factors that we as real estate agents take in to consideration. Condition, location, amenities, and potential buyers are all evaluated to develop a solid marketing strategy.
When dealing with historic homes, there are extra layers of information that need to be discovered and addressed to ensure a successful closing. If your agent is not familiar with historic homes, many things could be overlooked.
I just closed another historic home on CR675 a few months ago and am a specialist in vintage and unique properties throughout Manatee and Sarasota Counties.
I would be honored to meet with you to put together a strong listing plan and review the necessary steps to get your property sold.
Feel free to call or email me directly so we can set up a time that's convenient.
Best Regards,

Hello Linda, This is a great area, Ancient Oaks, Harrison Ranch and many of the other communities in Parrish are amazing! I was raised in Bradenton and moved East to the Lakewood Ranch area for many years, I now live in Harrison Ranch and LOVE all that Parrish has to offer. The upcoming retail and restaurants that have been approved for The Shoppes at Harrison Ranch, 170,000 square feet of commercial retail and/or professional office space and Village Square are exciting for those of us that live and love the area. Prices are still very attractive in Parrish, but it appears that there is a big trend towards increasing prices as the demand for Parrish grows. Additionally, there are new communities that all have special incentives to the new home builder. I would be happy to give you some details and make sure that you are properly represented, which is also important when you decide to work with a builder who has their own representation with the sales consultants. Let me know if I can help! Dani Pearson, Realtor - Michael Saunders & Company 941-725-2112 ... more

There are many variables with Short Sales. If it is owner-occupied and the seller is going under a HAFA short sale, it moves along fairly quickly because the "servicer" is required to meet certain deadlines to get their cash incentive.

If this is a rental property the seller may just decide to keep it if he realizes he may have a substantial IRS Tax bill if he's forgiven the loss!

So, keep looking for the right home up to the day you receive the short sale approval in your hands listing you as the buyer. So many things can go wrong so you do not want to miss out on other true bargains (bank owned) while you're waiting until/if this ever gets approved.

All the best,

Possible, yes; likely no. The listing agent and the home owner are the only people who would know this information. Your agent can ask, and some listing agents may tell. Whether the information allows you to make a better offer is uncertain. If they give up the information to you, they will likely in turn provide the next buyer the same information about your offer. ... more

The Timberly villa community is a newer complex featuring units constructed between 2001 and 2006 and with both 2 and three bedroom units available. There are currently 4 villas from Timberly listen on the MLS and cover a price range of from $179,900 to $264,900.

As far as whether it's a good place to move to......this depends on your personal needs, preferences and means. We recommend visiting the neighborhood and possibly seeing a couple of the available units to arrive at the best opinion....your own.

We would be happy to answer any additional questions.

Best regards,
