In the state of Florida, Real Estate Transfer Taxes, (also known as Documentary stamp tax or Doc Stamps) are levied on documents that transfer interest in Florida real estate. This tax is paid to the Clerk of Court at the time the deed is recorded. This tax is typically paid by the property owner/Seller at closing and is based upon the SALE PRICE of the property. The tax rate is $0.70 (seventy cents) per $100 of value.
The Buyer usually pays for his own title insurance, however, in Florida real estate transactions, everything is negotiable.

No, you don't have to be a "Realtor" to sell real estate but if the broker is a "Realtor" then you MUST become a member of all local, national associations and the MLS.

How can real estate be done without the MLS? I don't know...the MLS in this business is as essential as a cell phone. ... more

Hi, I have lived in Harrison Ranch in Parrish for the past 4.5 years. My wife and I are the original owners and it is a wonderful community to live in with many young families. In fact, I cannot count the number of babies and infants in the on my block using both my fingers and toes! I think there's something in the water. My wife has relocated to Dallas for a new job and we are selling our home by owner and are motivated. As mentioned below, there is a new Amazon distribution center opening up after 10 or 15 minutes away and many new homes will be built in the coming years nearby. Please check out my listing on zillow.com just to see if you're interested, or perhaps interested in one of the few homes available in Harrison Ranch.

Hi Nadineadam, Ancient Oaks is an AWESOME community! I have sold several homes there and actually considered moving into that community myself when I moved to Parrish. There is not much turnover in the community, which is also a great indication that it is well loved by those living there, I ended up in Harrison Ranch. Currently there are only 2 homes in the community on the market for sale and only 2 others have sold over the past 6 months. Both homes listed for sale were built in 2004, include4 bedrooms, 3 bathrooms, a private built in pool and are over 2500 sq ft. When evaluating the potential selling price of a home, there are many factors that we as real estate agents take in to consideration. Condition, location, amenities, and potential buyers are all evaluated to develop a solid marketing strategy.
When dealing with historic homes, there are extra layers of information that need to be discovered and addressed to ensure a successful closing. If your agent is not familiar with historic homes, many things could be overlooked.

Hello Linda, This is a great area, Ancient Oaks, Harrison Ranch and many of the other communities in Parrish are amazing! I was raised in Bradenton and moved East to the Lakewood Ranch area for many years, I now live in Harrison Ranch and LOVE all that Parrish has to offer. The upcoming retail and restaurants that have been approved for The Shoppes at Harrison Ranch, 170,000 square feet of commercial retail and/or professional office space and Village Square are exciting for those of us that live and love the area. Prices are still very attractive in Parrish, but it appears that there is a big trend towards increasing prices as the demand for Parrish grows. Additionally, there are new communities that all have special incentives to the new home builder. I would be happy to give you some details and make sure that you are properly represented, which is also important when you decide to work with a builder who has their own representation with the sales consultants. Parrish is only about 20-30 minutes from great beaches like Anna Maria and Holmes Beach. The #1 beach in the country, Siesta Key, is a short 45 minute drive down Interstate 75 as well. Hope this helps. ... more

Forest Creek is a gated community in Parrish, property values are onthe upswing now, inventory is low, as you drive through the gates you will see the manicured lawns, well kept community, The Fitness center, pool are definitely a bonus.
