Typical commish is 6 % but some large companies will first ask 7% until you close the door. Note it goes both ways, when you try to get 5 % most agents wont even show there buyers your listing and if your willing to pay 7 it will obtain alot more activity. Look for agents who have a high sell rate. This will show there capable to close a deal. THis is a salesman job no matter how you cut it , and would you trust a friend with your largest purchase of your life if they have only sold 25 homes in a year ? I know where I do business once the original listing agreement expires or is canceled, and the property is now listed with another brokerage company, the original listing broker would not be entitled to a commission in that scenario unless there were specific exclusions written into the new listing contract. ... more

A real estate agent can give you an unbiased opinion on your house value. By looking at the market activity in your neighborhood within the past 6 months (you should only look at recent sales) and comparing the houses that have sold with your house, they can give you a pretty accurate value range. And yes, an agent will do this for free. Your house value is contingent on comparable sales within your neighborhood and the easiest way to find these and compare them to your house is through the MLS which only a realtor has access to.
