The issue is the costs of doing the loan for the lender. You need to understand even though you qualify, lenders pay a cost for writing mortgage loans and set minimum dollar amounts so the lender can make a profit. Unfortunately, most lenders have a minimum of $100,000. and they will not write loans under $100K. A few lenders will go down to $80K but no lender will give mortgage loans under $80K. It's too expensive and the lender will not make a profit.

Your best bet is to try credit unions or small banks and see if they are flexible. You may need to take out a personal loan. Be careful with interest rates and fees. You may get charged higher rates and fees to cover the costs to the lender so they can make a profit.

Trulia does not edit listings oosted by agents, you have to have the agent who added teh listing edit it,. Once sold, they may not be able to eidt it after a certain amount of time

You won't necessarily need to get the old credit reject removed so much as you'll need a new mortgage lender willing to take on your file and address the primary reason they can approve the file when the previous lender couldn't.

If you are planning to get an FHA mortgage that DTI should still work as they will allow for it to be as high as 56.99%, with conventional you might have such luck.

Whether it is price, move-in date, rent back option, etc. To some sellers, knowing the future owners of their house is important. As the other have said, Yes! You really want to protect your interests. A buyers agent will work for you at no additional cost. Many think that if they don't use an agent they will save on price. That is usually just the opposite.

There are a couple options. If you are able to be APPROVED with your loan just needing an address to complete the transaction is best; this will also offer a quick closing if that is what is desired.... NO contingency. CASH is KING.

Have your inspection, title work and appraisal dates within 8-10 days of the contract date.

One of the best neighborhoods in the entire state, or any state for that matter. Incredible school districts. You will have mor problems with deer than you will with crime. I would put it above Castle Pines Village if for no other reason that proximity to traffic although, I believe it has many other attributes that put it above Castle Pines.

It took me 15 minutes to get to I/25 when I lived there.

Golden Design Group Inc. built my home in 2001. We bought this in 2011. The agents said great things about this builder vs. others in the area. We are pleased with our home. It looks like there is good quality work that was done. Unfortunately, they are out of business according to the BBB. Good luck.

On May 23, 2012, an indictment was issued against this business by a federal grand jury in Denver, Colorado. Charges filed indicate the business owner, Peter Capra, executed a scheme to defraud mortgage lenders through the use of applications for residential mortgage loans and related documents associated with real estate purchases in the Denver Metro area. On March 24, 2014 Capra was found guilty of 14 counts of wire fraud, two counts of mail fraud, and 10 counts of money laundering. The matter is final.
