I understand the spreadsheet model but a bit difficult to be scientific about rental income in Park City. First of all, any Realtor in Park City will tell you that they are not seeling "investments" but selling property and a lifestyle :-).....

Most of my clients are looking for a property that they can utilize part of the time and when they are not using it themselves they can put it with a property management company to help subsidize their ownership...so the first thing to consider is how it works for your own use....then how much income can I generate. What I find is that most places will pay for the HOA and the Taxes but then you are on your own for debt service.

If you don't plan on using the property yourself, it opens up more possibilities because you don't have to like staying there and can rent it nightly (weekly) or long term.

The numbers that I garner for my clients are directly from the Seller, his property manager, or sometimes a projection given by a property manager for similar units if the particular unit that you are looking at has not been in a rental pool. These numbers are given as "gross rental numbers" and don't really have an occupancy rate. Some owners will let you actually see the list of rentals...when it was rented, when it was not..but usually not enough history to get the %. If it is a ski property, the economy and the snow effects rental somewhat. Although when we are having a bad snow year, most likely the other western resorts are as well....so we tout our fabulous snow making and skiers are flocking her anyway. The recent announcement of Vail Corp. running Canyons should be good for us in the future.

Now with all that being said...and I am so sorry for the run-on....I help pepole everyday sift through the myriad of choices here in Park City as there really is something for everyone and everyone's pocketbook...and I would love to help you find something as well. Now is the time to buy!
