Unfortunately, there does not appear to be a specific filter for single story or ranch style homes on Trulia. However, you can add keywords to your search such as "ranch" "single story" "1-story," but remember this also runs the risk of filtering ranch-style homes that do not indicate this description.

Since MLS allows Realtors to search by home style, it may be helpful to work with an agent, in addition to the research you are doing yourself. Remember that the seller usually pays the buyer's agent's fee, so it is of complete benefit to you! I am a full-time Realtor throughout Bergen and Hudson counties and would be happy to help you with your search.

Certainly, this is a great oppoprtunity for you. The first thing you need to understand is the mortgage and RESPA rules, which a qualified attorney can give. A couple of names come to kind: John Conte in Montvale and Ed Gibbons in Rochelle Park. These are 2 attorneys that I have worked with regularly. Also a good accountant that has experience. Try Stewart Farber in Ridgfield. Once you have this information, you will have the knowledge to move through the process. Don't wait on this too long. You never know how tax changes from the government will affect this situation.
Once you do have the information, you want a good loan officer, try John Gugliotti of B of A at 201-370-0372.

This is an 18th Century Farm House with all the charm and appeal of that time and numerous updates that would make it appealing to todays buyers. The listing history indicates that the house has been sold several times with the most recent one being in July 2010. You may have seen it during that listing period in 2009 when it was at a substantially higher asking price. That was during the time when real estate values were coming down correcting the over inflated values and assessments from previous years.

It might actually be better to consider a commuter parking train stop earlier than Secaucus. You could go from Paramus to River Edge or Hackensack (Essex Street) and park there and take the train. It is an easy transfer from the Pascack Valley Train line to Secaucus to the connecting train into NYC at Secaucus. You could also park and do the same from Ridgewood on the Bergen County Line, which also connects at Secaucus to Penn Station.

Alternatively, my preference is the bus !

For example: The stop at the Bergen Mall for the Bus #168 in Paramus at 7:32am gets you into Port Authority at 8:24am ... and there's no switching ! (and the buses are actually a pretty comfortable ride, you can do some work, listen to music or tak a nap !)

Would you be able to move to Paterson. there are some lower prices there in some nice areas with good bus service if you do not have a car.Have you checked the legal rooming houses in Hackensack this would probably be your best bet. In most cases, this will allow you to "Opt out" of your contract if you and the seller cannot come to an agreement on closing. Taxes and fees will also be responsible by the seller. Make sure your attorney will not charge you more if the date is pushed back. If the seller is serious, they will settle on the agreed date. I do not see many sellers in this market losing a sale over 10 days. Get with your closing attorney or title settlement company ASAP! ... more

Here are median home prices over the past 9 months for the towns you are considering:

Fair Lawn: $389,000
New Milford: $374,000
River Edge: $460,000
Oradell: $531,000
Paramus: $551,000

As you can see, New Milford prices are similar to Fair Lawn, somewhat less than River Edge, and significantly less than Paramus or Oradell.

Values in an area can be determined by a whole host of factors. One factor is age/development profile. If you have an older area that developed at higher density, you will have smaller homes and more of them. Smaller homes on smaller lots are valued less than larger homes on larger lots.

A short drive around Paramus and Oradell makes this situation obvious. The average lot size in Oradell or Paramus is larger than New Milford or Bergenfield. Development in these areas seems more centered in the 1960's-1980's, rather than 1940's to 1960's. Younger and larger homes equals higher values.

As for schools, you are best advised to do that research for yourself. Testing and performance scores, along with parent reviews, are available on a whole host of websites. General statements about school districts that you read on the Internet are largely hearsay, so you have to do your own research and speak with administrators and parents of the individual school in question, rather than rely on Internet noise.

Do you need to be close to the highways, schools, or other features? There is a wide variety of houses and of prices to choose from.
