Emerald Isle association dues are currently $350 per month. You should pay close attention to every condominiums budget and reserve schedule before you buy. Sometimes dues can be misleading.

Property managers usually charge 18-35% depending on who you choose and the building you are in. Different rental companies tend to do better is different buildings. Most rental companies will take care of maintenance of your unit, but will charge you for the work.

Although you asked the question two years ago and it is doubtful that you still want an answer, I will go ahead and put my two cents in just in case anyone ever has the same question. Dunes of Panama is nice, but they have a history of management problems. Currently they are charging guest $35 per person per day to use the pool! Their HOA fees are high and in my opinion should be avoided. Grand Panama is also nice, but you are across the street and most families want to be directly on the beach. Seychelles is very nice and probably the most affordable of the newer condos on the beach, though the amenities are few. A plus for Seychelles is that they include the electricity in the HOA fees.
Celadon is also nice and a good value.
I really like Splash and Tidewater. Treasure Island is quite nice, but pricy.
