Talk to a local attorney who specializes in estate planning. Agents answer the majority of questions on this forum and we cannot give legal advice.

There is not one area of Panama City Beach that rents better than another. It is specific to building and floor plan. Having said that here are a couple things you may want to consider. Boardwalk Beach resort is one of the best rental condominiums in Panama City Beach. The rentals are hard to beat.
http://www.panamabeachrealty.com/boardwalk-condominium.html

Some of the best renters in Panama City Beach are 4 bedrooms. That is generally because there aren’t nearly as many of them. If you find a good one and get the right rental management company, you can pull great rental dollars. Here is a good example. Ocean Reef has a great 4 bedroom floor plan.
http://www.panamabeachrealty.com/ocean-reef-panama-city-beach.html

If you leave it with an average rental management company, you should do 26-35k. If you give it to a good rental management company, it should do 40-60k per year. I know of two units in that building that had rental revenues at 60k last year. That is phenomenal in this market.
I would recommend finding a true condominium expert to find the building and floor plan that is best for you.

probably any of the condos on the beach that have pools--I would stay toward the west end. Splash is a great option, as it has many amenities and is pretty close to Pier Park.

The Bay County Association of Realtors, where listings and sales are posted by realtors, does not publish any sold information. Trulia, like many other national sites, often gets there information from the bay county tax collector office. This information is usually delayed by roughly 3 weeks and then it would depend on how often the national site requests updated information. ... more

If you have a judgment in which you are not making payments on (and an agreement about payments in writing) then you cannot get a mortgage. The lender wants to be the first lien against the property, but if you have an open judgment, that becomes the first lien. Go over this with your mortgage officer. ... more

There are a few. Right now there are so many places to rent that you would need to make sure that the property that you buy is in good condition and that it has a good rental history.

Yes, yes, yes! To anyone wondering about 100% financing, One option for active or inactive military, you can apply for a VA loan, 100% financing and the government rolls in something called your VA funding fee so it can be financed over the life of the loan. If you are eligible for a VA loan, it's an incredible way to go. Make sure you use your USAA affiliation as they also at this time offer a rebate up to $3000. There is another program that is rural development housing which is also 100% financing, and you can roll in your closing costs. Many buyers think it's only those homes in "rural" areas. Panama City Beach, for instance, has many homes eligible for this 100% financing program. I work with many first time homebuyers and those are just two of my favorites. It is a great time to be a first time buyer! Finally, always ask your realtor or lender if that have experience in these loans. If not, I would seek out someone who can help you or at least educate you on all your financing options. Hope this helps. ... more
