Jeff is correct even though some things vary city to city, state to state. I would expect the landlord to pay for trash pick up, water and any maintenance issues that occur naturally (ie. a water line leak.) Problems that are the issue of the tenant (i.e. a floaty toy that plugs up the toilet) will be charged to the tenant. Items like the yard maintenance is up for negotiations. If you like to do the yard work then maybe the landlord will give you a credit every month instead of hiring a gardener. ... more

It is good idea to get a pet reference letter from your current landlord. Providing photos of the dogs or a pet interview can also help sway the owner or manager of the building. I suggest pet owners offer at least $50 more rent per month to increase the chances of approval over an applicant that does not have a pet. You may also be required to get renters insurance which will usually cover any personal liability you would have if your dog bit someone.
